Market analysis ... Estimated Proceeds of Sale
Prepare a market analysis of comparable properties sold in the last 6 months, along with competitive listings to determine the right price for your home and estimate your net proceeds based on the right price for your home.
Home Enhancement Checklist
Provide a DVD “Preparing your Home to Sell”. Recommend staging, decorating or repairs and assist in obtaining estimates of coordinating work.
MLS with multiple photos and attachments
Enter your home in the MAAR Multiple Listing Service, submitting your property information to over 3,000 area Realtors. We enter 12 photos plus added attachments of disclosures, diagrams, etc.
Realtor.com “Enhanced”, Zillow, Trulia, etc.
We pay extra so your home receives “showcase listing placement” (up to 25 photos and custom headlines and descriptions) on Realtor.com, the most viewed real estate website in the U.S. Through ListHub, your home appears on other web sites, including Zillow and Trulia.
Keybox, yard sign with “special feature” rider and brochure box
We place a keybox on your home, making your property more convenient for other Realtors to show. In addition to a “For Sale” sign and a brochure box, we also add a “special feature” or financing sign.
Home flyer with Buyer Financing Options
Create a flyer for your home with detailed features, multiple pictures and room sizes, as well as school and location information. We also illustrate financing options, including cash requirements and monthly payments.
Buyer Reference Guidebook and feature cards
Create a notebook answering buyer questions like schools, utilities, home warranty, home improvements and property disclosure information.
Realtors who have listings in your area, the most likely to receive buyer calls, will see the inside of your home. You will receive their comments and suggestions.
Post cards to neighbors
“Just listed” postcards are sent to your neighbors who may have a friend or family member looking in your area.
Centralized Showing Service
Realtors call Centralized Showings 7 days a week (8 to 8 M-Sa, 8-6 Su) to schedule an appointment. You do not miss a showing because someone can’t be reached.
When someone calls about your home, I will assist in pre-qualifying them. We will show your home only to people who can buy it.
We will mail or email a weekly report, detailing showing appointments along with agent and customer comments. We will update comparable homes for sale and sold monthly.
Either write or negotiate all Purchase and Sale Agreements to a satisfactory conclusion for the sale of your home.
Appraisal and inspections
We will streamline the appraisal process, providing comparable sales data, etc., and assist with inspection or appraisal repair estimates.
Communication to closing
Stay on top of all steps leading to closing, including mortgage approval, closing date and settlement statements.
